What is happening with housing in Truro?
18 April 2025 - TRURO, MA - A nearly-decade long process to create affordable rental housing in Truro finally broke ground this week. The 43-apartment project with a mix of affordable and market rate units expects to be open for renters by the end of 2026, according to Truro’s acting town manager Kelly Clark.
Why are the rental units needed?
“This project really matters,” said State Sen, Julian Cyr who grew up in Truro. He noted that a household needs to make more than $240,000 a year to afford a home in the town.
Like most of the Cape, Truro has limited year round housing for low to moderate income people. According to the Cape Cod Commission’s Housing Report, the 2023 median sales price of a home in Truro was $830,000. The vast majority of housing – 67% according to the same report – is used for seasonal/recreational/occasional use and only 1.9% of the housing stock is accessible to low-to-moderate income household, far below the state’s recommended 10%.

How long has the project been doing on?
In 2017, after years of work, the Commonwealth of Massachusetts turned over unused state land near Rt 6 to the town for express purpose of developing affordable housing. Since then, the project weathered a pandemic, a lawsuit, and other bumps in the road. This month’s ground breaking marks the project’s movement from planning to construction.
Acting town manager Kelly said the town is now celebrating the project moving forward - and sees it as an example of what is to come with the proposed housing work at the so-called Walsh property next up in the housing queue.
